Terms & Conditions

The terms on which we provide our domestic and commercial cleaning services.

1. About us and these terms

These terms apply to cleaning services provided by EXCELLENT CLEAN SERVICE ("we", "us", "our") in Milton Keynes and the surrounding areas. By booking a clean with us, you agree to these terms. Business name: EXCELLENT CLEAN SERVICE LTD.

2. Our services

We provide regular home cleaning, deep cleaning, end-of-tenancy cleaning and commercial cleaning. The tasks included in your clean are those agreed in your quote. Additional work not covered by the agreed scope may require extra time and an adjusted price, which we will discuss with you first.

For regular home cleaning, we first carry out a tailored deep clean of the areas you would like us to maintain. This brings the property up to our cleaning standards and gives us a strong starting point for your ongoing regular service.

3. Quotations and pricing

Prices shown on our website are starting prices for smaller properties in average condition. Larger, busier or unusually soiled properties receive a personalised quote. We aim to respond to quote requests within 24 hours.

Quotes are based on the information you provide. If the property differs significantly from what was described, we will discuss a revised price with you before continuing. Quotes are normally valid for 7 days unless otherwise stated in the quotation.

4. Bookings

A booking is confirmed once we have agreed the service, price, date and time with you by phone or email. We will do our best to attend at the agreed time, but occasionally traffic, weather or earlier jobs may cause delays — we will let you know as soon as possible if this happens.

5. Access to the property

You are responsible for providing safe access to the property at the agreed time, along with running water, electricity and lighting. If we cannot gain access and the clean cannot go ahead, a charge may apply — see clause 8.

Where keys or entry codes are provided, we will use them only for the agreed service and take reasonable care to keep them secure. Customers should tell us immediately if access details change or if a key is lost or compromised.

6. Equipment and cleaning products

We provide professional cleaning products. Where possible, we prefer to use the customer's own hoover and mop/bucket to help reduce the risk of cross-contamination between properties. If you don't have suitable equipment, we're happy to bring our own. If you have preferred cleaning products, we're also happy to accommodate where possible.

We are not responsible for damage caused by faulty or unsuitable equipment or products supplied by you.

7. Payment

Payment is by bank transfer. Payment is due on completion of the cleaning service unless different payment terms are expressly stated in the quotation or booking confirmation. Where a deposit is required, the amount and payment terms will be stated clearly in advance.

If payment is overdue, we may seek reasonable costs of recovery and any interest that we are legally entitled to charge.

8. Cancellations and rescheduling

Customers should give at least 24 hours' notice where reasonably possible if they need to cancel or reschedule a booking. Where a booking is cancelled with less notice, or where we cannot gain access to the property at the agreed time, we may charge a reasonable cancellation or call-out amount reflecting losses or costs actually incurred as a result. We will not impose charges that are unfair or disproportionate.

Nothing in this clause limits or removes any statutory consumer cancellation rights that apply to your booking.

If we need to cancel or reschedule, we will contact you and arrange an alternative time at the earliest opportunity.

Where applicable, consumers may have statutory rights to cancel certain contracts made online, by phone or away from our business premises. These rights will be explained where required and are not excluded by these terms. If you ask us to begin providing a service during a statutory cancellation period, any applicable legal requirements concerning that request will apply.

9. Your responsibilities

  • Let us know in advance about pets, alarms, fragile items or areas you would prefer us not to clean
  • Secure valuables, cash, jewellery and important documents before we arrive
  • Tell us about any hazards, damage or defects in the property
  • Treat our team with courtesy and provide a safe working environment

10. Damage, breakages and claims

We take pride in delivering every clean to our standards and treat your property with care. We hold public liability insurance. Accidents are rare, but if something is damaged or broken during a clean, please notify us as soon as reasonably possible, preferably within 48 hours of the service, so that we can investigate the issue while the circumstances are still clear. This does not remove or restrict any statutory rights you may have.

We cannot accept responsibility for pre-existing damage, wear and tear, items that were already unstable or defective, or damage arising from equipment or products supplied by you.

11. Service limitations

Some results depend on the age, material and condition of surfaces. Long-term staining, limescale build-up, mould, damaged grout, worn finishes and deteriorated fixtures may not fully respond to cleaning. We do not carry out specialist works such as pest control, mould remediation, repairs, external window cleaning at height, or the removal of hazardous waste or bodily fluids unless separately agreed in writing.

If you are unhappy with any part of your clean, please contact us promptly so we can review it with you and put things right where possible.

12. Service area and hours

We serve Milton Keynes and surrounding areas including Bletchley, Newport Pagnell, Wolverton, Stony Stratford, Woburn Sands, Olney and Buckingham. Our office hours are Mon–Fri, 8am–6pm and Sat, 9am–2pm.

13. Complaints

14. Privacy

We handle personal information in line with our Privacy Policy, which explains what we collect and how it is used.

15. General

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction over any dispute. If any part of these terms is found to be unenforceable, the remaining terms continue to apply. Nothing in these terms affects your statutory rights as a consumer.

We may update these terms from time to time. The version published on this page at the time of your booking applies to that booking.
